What the Council Wants

Please note  that what follows is general advice  compiled by  an unqualified novice , learning the hard way. while trying to oppose Beechfiield. No liability will be accepted if the advice is found to be inappropriate, incomplete or inaccurate.

You have to go to the UDP for this and so does the planner you are writing too. It sets out what land is designated for what, what is conservation area, greenbelt, land for housing etc.

If you are objecting to just the type of development the council is suggesting in its UDP plans then you are going to have to find some very good reasons relating to, or better still quoted from;

  • law, e.g. listed building, hedge, tree, endangered spiecies protection, common land, village greens ..,  (Newts worked on Primrose Lane).
  • the UDP being at variance with government policy, ( those PPG's),
  • some good reasons why the development proposed is out of character and particularly inappropriate. See the UDP classification descriptions for clues of what to aim at. (Concessions were won on St. Wilfreds old club site redevelopment here.)
  • safety, ( e.g. road access and parking hazards in the case of Beechfield).
  • insufficient or inadequate local resources to support the development e.g. roads, schools, emergency services, water, drainage, waste, pollution, noise etc. (Which are all a big issue in Standish.)
  • an inappropriate change of use of a site.

You are going to find it tough. You will wish that you had tried fighting the fun way years ago by planting trees, hedges and wild flowers or clearing eye sores, i.e. making the village special to stop the planners thinking of developing the land in the first place. You will also wish you had had an input into the UDP and got the land classification and conditions for development you wanted. There are a wide range of land categories around Standish. The land allocated for housing is now virtually all consumed. The next important grade we need to care for is coloured brown on the UDP map, and not to be confused with brown field. They are fields and farms sometimes being run down in the hope of being chosen to replace the now consumed housing land.
