Please note  that what follows is general advice  compiled by  an unqualified novice , learning the hard way. while trying to oppose Beechfiield. No liability will be accepted if the advice is found to be inappropriate, incomplete or inaccurate.

Between the Government and the Council is another body with policies which should be taken into account.

The worst power this body has is to set housing building targets.

Even though Wigan has hundreds of boarded up Council houses, this body keeps telling Wigan planners to make more green field space available to build even more houses.

To quote their planning web site

"After consultation with a wide range of interest groups in the North West and the general public, Regional Planning Guidance for the North West (RPG13) was published in May 1996. The Guidance provides a broad framework for land use planning in the Region. Local authorities in the North West, in drawing up their development plans, must have regard to RPG13."

Here you see that they do consult people and to get views across you need to be an input to a 'interest group' such as CPRE.

If you can find something in it which supports your views on a development and is contrary or supplements information in the UDP you have arguments that planners will listen too.

Of interest to those in Standish they do appear to be keen on urban regeneration and preserving Greenbelt and should have a new document out soon with more 'robust' policies.
